Local conditions will dominate

Always research the area that you are looking to invest in as syndicated media articles maybe sign posts or great for reference. The market is broken up into submarkets and local conditions will prevail. Its easy to get caught up in Macro issues but always remember the Micro will have more influence on someones confidence when involving property.

Property supply added to availability of the appropriate finance & demand will determine the saleability or leaseability at that moment in time, volume will determine the timeframe required to achieve the desired outcome. As an Agent, we see some properties snapped up in a frenzy because of a shortage in that precinct while a few streets away a property sits unsold which beggars reason. Accepting that property investment should be seen as a longer term security of 5 or more years it will negate the hiccup's that come along. Investing in area with reasonable turnover will assist when it comes to cash in but avoid markets saturated with short term investors as they unsettle what is normally a secure nest egg.

Relocation season

Its that time of the year when our largest employers confirm placements for the coming year added to the normal family movements prior to school resuming on top of the return of out of area university students. The demand for a wide variety of properties for lease is at is strongest right now.
