Local conditions will dominate

Always research the area that you are looking to invest in as syndicated media articles maybe sign posts or great for reference. The market is broken up into submarkets and local conditions will prevail. Its easy to get caught up in Macro issues but always remember the Micro will have more influence on someones confidence when involving property.

Property supply added to availability of the appropriate finance & demand will determine the saleability or leaseability at that moment in time, volume will determine the timeframe required to achieve the desired outcome. As an Agent, we see some properties snapped up in a frenzy because of a shortage in that precinct while a few streets away a property sits unsold which beggars reason. Accepting that property investment should be seen as a longer term security of 5 or more years it will negate the hiccup's that come along. Investing in area with reasonable turnover will assist when it comes to cash in but avoid markets saturated with short term investors as they unsettle what is normally a secure nest egg.

Steady is the go!

RBA have again continued to keep rates on hold - 4.75%. Offering comfort to those contemplating entering the property market for the first time or reorganising their investments. This will come as no surprise to observers and may quieten some of the doomsdayers that gain brief moments of fame from both tabloids & some TV programs. Reflecting on my best buys in property occured during times like this rather than during periods of fast growth, although I must admit to being a collector of property rather than purely being into the churn or turnover of property.

Quality was once determined by Price but in this new era of Introductory Fees or Reduced Charges it has become more complicated with Property Investors loosing out. Taking what looks like the cheapest fee often has backend charges that absorb any saving or worst still inadequately manage your investment property.

When choosing the right agent to represent you, don't be shy!
1. ask for a complete proposal listing all tasks, fees & charges;
2. check out the agencies internet profile & accessability;
3. and view their current available properties for competitiveness & presentation.
(a long list is not always positive as those owners may not be receiving rent)
